Old EPDM rarely fails all at once. It shrinks, seams dry out, and water finds the weak point. Sound rubber with local damage gets repaired. Brittle membrane with failing seams everywhere gets replaced. An inspection tells us which one you've got.
One dry, sound layer can sometimes stay under new insulation. Wet or doubled-up roofing comes off, and we cut a core to check.
