Three ways the rubber gets held down

EPDM comes in big sheets, and wind lifts anything loose. So it's held down one of three ways.

  • Fully adhered

    Bonding adhesive glues the sheet to the cover board. Our usual pick for rowhouses and rear extensions.

  • Mechanically attached

    Fasteners and plates under the seams. It's common on larger low-slope roofs.

  • Ballasted

    Ballasted roofs sit loose under stone. We only use them where the structure can carry that weight.

What it gets you

What rubber gets your building

EPDM stays flexible through freeze-thaw winters. It doesn't crack as the roof moves. Sun is no problem either, UV and ozone included.

It handles standing water better than other low-slope roofs. Wide sheets mean few seams. It lasts for years, and punctures can be patched. Water already sitting after rain? We'll fix the low spots that hold it before new rubber goes down.

Tear-off or recover

Tear off or go over the old roof?

Wet insulation, layers already stacked up, or a soft deck all mean tearing off to the deck. If the old roof is dry, sound and one layer, a recover can work. Rubber that's worn out gets stripped to the deck and replaced.

Either way, we walk the deck before any membrane goes down. Rotted boards get cut out. With the roof open, it's also the time to upgrade the insulation.

What install day looks like

Every flat roof EPDM installation we run follows these four steps.

  1. Site walk and measurement

    We measure, then check drains, parapets and the deck.

  2. Old roof removal and deck prep

    Old layers come off and bad decking gets replaced.

  3. Insulation, membrane and seams

    Polyiso and cover board first, then rubber, primed and taped at every seam.

  4. Perimeter detailing and cleanup

    Flashing and termination bar go on, and we set the edge metal. Then a walkthrough with you and a clean site.
